Interesting. I'm mainly interested in mailers, as I believe digital marketing is beginning to get too saturated. Any emails will likely filter to a spam folder, and people are less and less shy about hanging up on cold callers these days. Ideally, I'd also like to utilize social media as a lead source as well, but that just isn't there yet. I am debating hiring a local social media manager to do that for me.

Hello! I'm starting my real estate business, and looking to outsource my lead generation because I don't have much time to cold call. I am thinking of mailing postcards to apartments for buyer leads, and hiring a cold caller for seller leads. However, I'm open to hearing about what has worked best for you. @Bruce Lynn I never thought about FBOs. I'm definitely look into that, exclusive clubs, and making sure I drop in on open houses. I appreciate the help!

Hey Kameron! I'm not sure what your laws are in Ohio, but here in Minnesota, I message FSBOs all the time on Marketplace and Craigslist. Most of them aren't very responsive, but I usually just follow up once a week or so because at some point, they'll realize it's a lot harder than it looks :)

Hello! I'm a 20 year old realtor in Minneapolis, MN. I've been listing to BP since I was about 16, have already bought my first home, and plan on purchasing my next one in February 2024. Although I have my license, I am currently still working full-time as a leasing consultant at an apartment building. I'm working on going full-time as soon as possible; currently getting my house ready for some house hacking, finishing the basement for some equity, etc. I've always wanted to specialize in buying and selling luxury homes within 50 miles of the twin cities, but I'm not sure how I can get into that market. I feel like most homeowners at that level have their own agent that they'd prefer to work with and even if they don't, they'd have a hard time looking past my age. Any tips on how I can go about this most efficiently? Should I still door knock in those neighborhoods? Thank you!

@Shiela Roberts those restrictions are mainly why I'd like to focus in on MTRs. With the university and research centers in and near Boulder, I was thinking that would be a good area to start. Are there any small towns near Boulder that might have less restrictions than larger cities?

I have not owned or managed any rentals. I am a licensed realtor and work as a leasing agent for a large apartment building, also dabbling in assisting with the property management there (resident communication, bill paying strategies, negotiation, pricing strategies, etc.) I've been involved in real estate since I was about 16, and am now 20. I think MTRs are a great, higher income alternative to LTRs without the high turnover and excessive fees that STRs face.
