@Yon Chung welcome! Seems like deals are getting harder to come by these days but we have several active REIAs in the NoVA area (I lead one that's meeting tonight, and another really good one meets on the 27th). There's also one closer to you, up in Tysons, but I can't vouch for their quality.

Hi @Adam Shindler I second the idea of going to your local real estate investment groups or associations. Not all professionals are familiar with real estate investors but the ones who go to a REIA or REI group will be eager to work with investors! Best to you, JJ

@Eric Barnett I'm not familiar with MA laws, but some states have very high annual filing fees so keep that in mind. You might not need to form the LLC until it's time to actually contract a deal.

'm also with @Rajeev Kotyan that regardless of how you structure it, having something in writing will not only alleviate confusion later on (say, if something happens to one of you) but also make sure both spouses are on the same page.

You just have to find the right Realtor! My brokerage has 3 investment (yes 3) groups run by myself and two others - each of us with a different focus. A good Realtor is well worth the commission- especially if they can get your flip sold faster than going it alone!

@Sheika Nikole Reid Did you get a chance to look back at your Alex Cooper contract and see if you are authorized a refund if they can't produce marketable title?  It sounds, from the discussion above, that you'll be ok as long as proper notice weas provided to the IRS and you have funds to close the deal.
