But out of all the houses I bought, only one seller gave me some credit to replace it. So I wouldn’t expect it. But it would be great if you get it!

Make sure seller pays for the home warranty!

Every county is different. That’s the hard part. So you’d have to first google. Then if it still doesn’t answer it, I call a local title company and ask for a customer service dept. usually large companies have that. Fidelity. North American title, old republic etc

And I ask.

Honestly, what bothers me the MOST about other STR properties/hosts is the condition.

Seriously, how can people rent out old, disgusting places where updates haven’t been made in DECADES, gross beds and stained lazy boy sofas from 20 years ago etc.

The properties that bought were in such conditions. And they were trying to charge top dollars. I think that’s a rip off. Guests, people deserve better.

I renovated the properties completely. Furnished it as my family were staying there. Annual gross income went from $25k/yr to $85k /yr.

It’s not just the money but it makes me feel great that I’m also providing other families and their kids with a sparkling clean, beautiful place to stay while on vacation. That is so important. WHILE I’m making money

Look into HELOC with penfed which goes up to 90 cltv on investment property

Most banks cap at 60% max jumbo investment cash out.

Look into both cash out refi be a stand alone HELOC (leaning the existing first mortgage alone)

I like penfed for investment property HELOC. They go up to high CLTV. Higher than conventional lenders. But if you don't need high CLTV HELOC, most banks will go up to 80% and might have lower rate.

PNC bank has a HELOC that's a fixed option. You can fix the rate so that it's not a variable, up to 30 years. 1,3,5,7,10 and 30 years options I believe.

Banks are still doing helocs. But mostly up to 80% CLTV

My client recently closed a heloc on her investment property quickly at Penfed.

My sister is actually getting one right now at penfed (owner occupied, single family residence, 90% CLTV). That night of a CLTV is hard to find these days with other banks. Check them out first.

Put the property into an llc righty after obtaining the mortgage and closing escrow. Create an llc checking account from where the mortgage payment, property tax and insurance will be paid out of each month. After 12 months, banks won’t count those payments against you personally. I see this question come up often and wanted to share.

I did two out of state properties (Vegas to ca and oregon to ca). Both times I had everything shipped to my residence, stored everything in my garage and hired a moving company to move everything. Because I like to really curate my design, I shopped from online sources as well as local vintage shops for antiques. There are million things to buy when furnishing a house and there was just no other way to get it accomplished correctly without doing it that way.
