I too am working with them and set up a series LLC. The idea was to create anonymity and protection. Did you all have to record a Gift Deed in order to complete this process? I am getting quite concerned about this.

@Alex Deacon thanks so much for your reply!  I primarily look for B, B+ areas.  I look for safe neighborhoods that I don't have to worry about being shot at.  I look for good appreciation potential and cash flow can come 2nd.  I do not yet have local term there.  I have a friend/adviser who's a wholesaler and he lives in Beaver county.  That's about all the connections I have out there by Pittsburgh area.  He's telling me that Pittsburgh has already gotten quite expensive and the surrounding areas offer much better value.  I trust him but I need to do my due diligence and see if it's still a good time to get into Pittsburgh.    I am interested in multi-family, potentially a small apartment building if the market warrants.  I will PM you my budget.  

From your post, I gather that there're a lot of bidding wars going on?  I am an agent in Colorado Springs who works with a number of investors and know bidding wars well.  Our market has gone pretty darn hot.  It's still a good safe area to invest but cash flow has definitely gotten pretty poor.

I would like to learn more about the Pittsburgh market, especially multifamily. I am coming out on 9/22 and 9/23 to do a site visit.  Would like to learn about the different neighborhoods and the general market conditions prior to coming out.  I too will need an agent.  I am an agent in Colorado Springs who works with good number of investors.  Thanks so much for your input in advance!

There is a brand new roof.  The owners had raised horses, goats and chickens and several out-buildings are already there. The house does need some work but with proper TLC, it will turn into a beautiful home or a weekend getaway for someone with a good amount of sweat equity.

A permitted well (10GPM), electric and septic tank are all functional. The house currently has two bedrooms upstairs but a main level bedroom can easily be added since there is a bull bath down there already.

Ideal for someone who desires the mountain serenity but still close to modern conveniences. 20 minutes from Pueblo, 10 minutes from Colorado City (the closest golf course). Sitting high up from the St. Charles River, the scenery is simply breath taking.

Welcome Neil!  Love your intro!  I have lived in Colorado Springs for the last nine years and love our city.  I am a realtor and an investor.  I started investing in buy and hold rental properties since 2012 and I do flips when I run into the right property.  

We are experiencing quite a bit of growth here in the Springs.  Lots of new jobs from the health care sector and the military presence is very strong. I see continued population growth due to job growth and people being priced out of Denver and CA, and demand for housing will remain high as a result.  We are running into multiple offers here on multifamilies quite a bit these days.  One properties in which one of my clients was interested received 12 offers between 11pm and 2pm the next day.

@Patryk Sikora Welcome to BP!  I am a realtor/investor in CO.  I own a few rentals here in the Springs and a condo up in Avon, CO.  I continue to add to my portfolio.  The Springs has a very heavy military presence and the rental market is robust.  PM me if I can be of any help.
