Hi pros,

I have a couple of questions about buying from a whole seller.  I am looking at my first deal from a whole seller. Could anyone offer any advice on what to look out when dealing with a whole seller.  Do you typically perform home inspections when buying from a whole seller?  He said nobody has ever done one when buying from him.  

The whole seller is only conveying a Special Warranty deed and I am a little worried about that. The previous owner bought the property at auction and have owned it for 5 years with no problems. Could any seasoned investors tell me if that would present a challenge on resale?

Hi All,

My name is Jing Hoyer. I am a real estate broker in Colorado and live in Colorado Springs.  I am interested in investing in the Ambridge area.  It looks like that Shell is planning a big development in town.  I would really appreciate any insight anyone might have as to how good the neighborhood is and economic development potential (future appreciation potential).  I am also looking for a good home inspector.
