I am not a CPA but I don't think you can depreciate improvements/rehabs/renovations but you can right off repairs. You can depreciate the building, furnaces and carpet. Maybe a CPA will clarify this.

I recently had a girl with an ESA. She said she had a paper from her Dr. I told her anyone can go on the internet and print one of those off. I told her I use a co. that checks things out. She seemed to loose her enthusiasm. She was 38 & still living with mom & dad. She said nobody wants to rent to her. Neither did I.

Sounds way over priced. I had a LOT more done for 3K. Get at least 2 more quotes.

Get rid of him. He has proven he is going to do as he pleases.

First of all. Why would you have the tenant do ANY work or have any work done??? If the tenant wants to be compensated I would have to see the work with them there.

As you can see I am supplying a rug and putting in the lease that they must have a clean rug at the front door no smaller than XX.

I just refinished 320 sq ft of hardwood floor in one of my rentals. I did it myself for under $200. Looks awesome. And yes it's a lot of work but worth it.

12' replace it. Why only 12'? Is that all there is from the building to the road? Or is that the bad spot? If that's the bad spot you might look into replacing all of it????

I would replace all knob & tube wiring. If you can do it yourself you can save a bundle. Or hire a handyman that knows wiring.
