@Will Barnard Thanks for your feedback. Two last questions, what is the best way or tools to use to start understanding market conditions? I guess, getting better at renovation costs comes with experience I'm assuming?

Thank you once again for taking the time to answer my questions. I appreciate it.

Thank you for all the feedback.

@Will Barnard I know this is a question with a response that could be very long but how can one know if he is over paying for a property?

Thank you.

Hey,

I haven't done any deals yet but as I'm reading the BP beginner guide it talks about certain rules of thumb. Do you live by any rules when analyzing a property? Are there any tricks to look at when analyzing a property that let you know this might be a good investment?

Thank you.

Thanks for everybody's replies. I really appreciate it. I'm happy I joined this community and website. A lot of information and value. I'm currently reading the free beginner book offered on BP and will stay active on the forum. I will consider becoming PRO once I get active in real estate.

You're right and no, it's not a dead end. There are enormous job opportunities in  the field of advertising in my region. So I could find employment and start a career in May. And Jen, I would like to work for myself. That is my ultimate life goal.

Hey,

I need some honest advice. I have two options to choose from before march. Turning 24 in May

Option 1: Go to university and leave there at the age of 28 with a bachelor's degree in commerce or marketing and no money (pay for school and what not, plus I can't work a lot at the same time).

Option 2: Finish my technical program in May in business and advertising. Find a job and start working in June. Purchase my first revenue property with in a year. Already have the down payment.

I cannot do both at the same time. If I would, I wouldn't be able to get a mortgage for the property.

Thank you.

Thank you for the replies, I appreciate it. Thank you for the feedback Roy. It's good to know this way I won't get confused on tax laws, regulations and finance. Will do Tanya. I look forward to my first deal.

Hey,

I'm new to this forum, I was wondering if there were any members from Montreal, Quebec, Canada? I haven't done my first deal yet, but will do so within the next year. Pretty excited but a little scared at the same time. What got you interested in real estate?
