@Amanda Han wrote the book on Tax Strategies for the Savvy Real Estate Investor.  I don't remember her podcast number, but she would be a good choice unless you insist on having someone local.

I wish I could take credit for the rat race exit, but my foray into rental property started because my property in SoCal was upside down when I got a job in Seattle.  It was rented because I did not want to pay someone a large sum of money to take my house from me!  I bought a home in Seattle, but rented it out when I was transferred to Europe, bought my third property intentionally as a turnkey rental, traded my SoCal house for another Seattle property and am now trying my hand at rehabbing as much for the education as the sweat equity.

As for the markets, the cash flow in Memphis looks like it might work for my cash flow goals and they have no state income tax.  Same for Dallas and I have friends in St. Louis.

I am in Riverside until the rehab is finished and I was in Huntington Beach earlier today enjoying the farmers market on main street.  I would love to hear your input on my ideas as I am pretty much a rookie at this point.

Part of the reason I am rehabbing the SoCal property myself was to see if I want to do more of this in the future.  My target completion is end of July, so will know more at that point.  I do like the premise of turnkey for out of state investments, but may choose to go down a different path after I have had a chance to visit.  My Puget Sound properties have a lot of equity and it is part of my current strategy to 1031 them into better cash flow cities.

Can you share more information about the mission inn meeting in response to Jason's questions?

Buying in Hemet is not something I have investigated, but I agree that the city has a bad reputation.  I am not sure if this makes it a better investment than Temecula.  Are you looking for appreciation or pure cash flow? or?
