SFH's or Multifamily Cashflow

So i have been watching Grant Cardone and hes all about multifamily and to stay away from SFH's for rentals. But if you can find SFH's that cashflow $400+ a month. Would you still purchase those i feel resale is always easier with SFH's. Its rare i find a nice house in a good location that cashflows that much but i have 6 SFH"S right now and a duplex. What do you think? Would you buy SFH's that cashflow that much because in my area it seems i can find single family homes that cash flow better then Multifamily.

    I have only made one purchase and it was all multi-family. However, I'll buy anything that makes good financial sense and makes money. I'm not big enough to scoff at a single family home that puts cash in my pocket and equity in my net worth. 

    If I was Grant Cardone, piddling around w/ single family homes wouldn't make sense to me either.

    As far as what gains wealth the fastest? Check your CoC return percentage to decide what does. Or, if you ever plan to sell, check your predicted IRR.
