Thank you for this list!  I looked at narpm and there are 85 choices within a 20 mile radius.  I will start the down-selection process, but it would be great if some local owners also chime in with some recommendations.

My most recent rental was listed $100 above zillow and had a lot of applicants.  It was leased very quickly.  Oddly enough, after the house was rented, the zillow estimate matched what it was listed at.  I did not look at redfin.  New floors, removed popcorn ceiling, new paint inside/out, new tile/carpet, new light fixtures, landscaping front/back, granite slab in kitchen, new appliances.

This was a 2bd/2ba that rented for what many 3/2s go for in the market.

I read somewhere on BP that a quality rehab draws better tenants, as I am only two months into the lease, I cannot say for sure, but I am hopeful.

I have been working with a PM based in Moreno Valley.  He allowed me to use all his contractors to get my property in shape and also got top-of-the-market rent once it was ready.  I'm not sure if he covers Ontario, but he would be worth reaching out to.  Send me a message and I can provide his details.

@Tracey Kanowsky is right, the address is currently listed on the California State Board of Equalization.

I am no expert, but my guess is that it is probably a scam.  Especially since the "supporter's" only post is in favor.

As a homeowner that lived next to a Section 8 rental, it was nonstop grief for me.  The tenants would throw trash in my yard, party all night, even on weeknights, and were thought to be responsible for a neighborhood break-in. They had so many cars they used all available street parking on the cul-de-sac. I was thrilled when that house sold to an owner that occupied the property.

While I recognize that my experience with Section 8 neighbors might be uncommon, it is the reason I will never allow Section 8 in my rental properties.

@Joshua Dorkin, thank you for sharing this story.  I have had PMs from the beginning and perhaps this saved me from a horrible tenant like this.  The first PM that I eventually ended up firing had a new tenant in my house each year.  I definitely learned some important lessons regarding PMs from the first mistake.
