@Tracy Minick thanks for your comment. You are right but it was the water shut off value to the toilet in the above unit. The GC fixed the problem and let everything dry out for a week before putting the new ceiling on.

@Nathan Gesner Thanks Nathan, you are always so helpful when I post a question on here so I wanted to come back and personally thank you and post pictures of the issue being fixed.

Hey Everyone, 

I just received a text from my tenant letting me know her bathroom ceiling caved in last night. So her unit is under an exact replica of her unit above her (Duplex). So, what you see is the part that's caved in is the ceiling directly below the toilet of the tenant upstairs. 

I already sent the video (You see screenshots of a video) to my plumbers and handyman but just wanted to be Pro-Active and put it in the forums for any thoughts of what this could be so I can kind of get an idea of what this could be and the fix.

If possible, could you please list your opinions on what could have cause this also?

Hey Everyone, my friend owns a single family in Philadelphia that he was renting out to some family members with no problems. 

He stopped receiving rent from them after a few months of paying on time now he is just fed up and just wants them to move. Problem is he never put them on any lease. 

So he would like to know how to go about getting them out the property? 

He had made an arrangement with them giving them free months of December & January so they can move out on February 9th. 

February 9th came and went with them telling him that they never got an official notice to move. 

Also if anybody have a form with this language on it so I can send to him would be greatly appreciated also

I know this is a easy fix for most of the people on here. Previous tenant had a TV on the wall just want to know the way you will fix this & the supplies you will use.

Post: Tenant paid all funds to move in but prior to Move in Day can't

Hi everyone, 

So this question is actually from my Dad he owns a multifamily and is in the process of renting it out. He found a prospective tenant & got a security deposit ($750) from him to hold the unit for Move in Day. After that he also tells me that prior to Move in he collected the other Funds from him also ($1500).

But on Move in Day he tells my Dad his job is moving him to another state (Florida) and he will not be able to Move in and fulfill the lease. So my Dad is wondering will he be required to send all the Move in funds back to him?

 BAM gets off market deals because of our reputation. Generally to get off market deals of that size you have to be an established, well known buyer in a market. Big off market deals go to the biggest players who are known for closing on big properties


 Thanks Colton, the company has a great website I just checked it out. So do you normally work on the finding accredited investor side of things or finding the deals that the company invest in? 

Don't want to sound too intrusive but would love if you could share some tips or info that you have from either side because

 Thanks Brian, I heard of Yardi Matrix and skip tracing in general just never did it or did any research on it just yet. I appreciate that tip. 

I see that you are a Syndicator of Large Apartment Buildings already if you were staring over today with the knowledge and experience you have now what would you do differently going forward in this space?
