Hey Everyone,

I'm dealing with my first ever turnover of a unit. So this process is a little confusing to me. My question is what do I do about the utilities at this point?

My tenant (that's out the unit) texted me if I would be available today to meet pgw at the unit to give them access to the meter. So I'm guessing that they are about to end services there since she is moved out. 

So do I call PGW right now so they can put it in my name at the same time that they take it out her name?

Then is it the same process when I find a new renter to get them to put it in there name? or is the steps different?

@Ryan Deasy thank you. I was wondering could you just give them back the security deposit back minus rent & late fees owed when they move instead of actually giving them cash & then have to send security deposit back at later date?

Thank you @Sandra Page for your reassuring answer that I am taking the right approach to this.

But one other quick question. So I know it’s cash for keys so you would think to give you tenant money to move. But is there ever a scenario that you don’t actually pay your tenant move but just give them the option to move without being evicted.

So my tenant is past due $817 in late rent and fees. And her security deposit is $1200. I can’t just tell her I’ll give you the option of leaving without eviction (no money exchange) then I’ll take the rest of what’s owed to me out your security deposit & send you the remaining portion? (After appropriate amount of days)

Hey everyone,

So I have a situation where my tenant is currently late on her rent right now. I served her the 10 day notice on the 7th. So she have till the 17th to pay or I file for eviction. But at the time I called her on the 5th on why she didn't make her rent payment yet she gave me a story about her not really doing good financially & that she really not in a position to have an eviction on her record because no one can help her. So I told her I might can have another way to avoid eviction and I'll let her know about it. 

So before I even start to say what I proposed to her let me just say the story she told me is not the only thing that got me thinking about this Cash For Keys strategy I took that from a lot of forums & different podcasts saying its better to just get them out vs paying the eviction fees and waiting and such. 

So I told her if she could moved all her stuff completely out the unit by the 17th & returned the keys to me that we could sign an agreement to break the lease and she get her security deposit back less any remaining balance & fees after 30 days. Also less any damages to the unit.

So my first question for everyone is Am I dumb for doing this? and why 

2. Do I have to go to an attorney to get the form to break the lease or is it something I can get off google?

3. Would you have done this? & if you would how would you have done this differently

thank you everyone. so when I provide the notice of quit tomorrow do I have to give it to the tenant in her hand or can I slip it under her door?

also is this notice something I can google and get or it got to have certain state specific language on it?

Hi Everyone,

I have a situation where my tenant texted me today (Which is the 4th-grace period ends tomorrow) & informed me that "she currently only have $500 for rent & wanted to know if I would like to take that portion now or would I like to wait for the full amount." 

Well her rent is $755 and she would always pay on the 4th or the 5th so I wasn't really prepared for this because she never was late before. So my question is how do I handle this?

I know that eviction notices get tricky if you collect partial rent so I would love to hear from more experience investors   

The property is a duplex in Philadelphia & this was a inherited tenant so the old lease tell me its a $50 late fee

I know I'm extremely late but thank you so much @Eric Goodman this is exactly what I was looking for. 

Now if I was looking to get a seller financed deal from a direct mail piece or cold call. Other then is the property paid off (No Loan)... what information would you say I should collect specific to seller financing? 

Or is just the same questions you already listed basically.

Hey Everyone,

So I just started diving into really learning about wholesaling & I just had a question for anybody with experience in the field.

1. When a direct mail lead calls you. what is the list of important information you want to collect from the seller to give you interest into moving you into scheduling a appointment to go see the property?

Also is there anybody with wholesaling experience in the Philadelphia area that is open to getting a coffee or Lunch with me to tell me a story of a wholesaling deal that they did. The bill is on me & I will drive to a place of your preference.
