Hi all. I have narrowed my OOS real estate markets to investing in either TN or FL. They both seem like very strong rental and cash flowing markets. I have to ask - which real estate market would you guys prefer investing in if you had to pick? Are there certain perks to one state over the other one? Like less taxes, etc

Hello, I have 60k ready in capital to start rental property investing. I currently reside in Portland, Oregon. Looking to purchase my first property in 6-12 months.

What are some of the best real estate markets for cash flow? I really want to get into a real estate market that has very strong rental rates. Does anyone have suggestions?

I want to get started with my real estate journey and get pre-approved for a loan. Should I use a mortgage broker locally or do it online? How did you find yours? How do I get the best rates?

I only have 1 year of tax returns so far. What materials do I need to get pre-approved? Is having 1 year of salary enough? I have my own LLC and made 80k after-taxes.

Hi. I am starting out in real estate and I have been learning a lot. I've found a few properties but I am having trouble calculating ROI or cash flow because I don't know how to estimate rent per month on properties?

How do I estimate a good rent per month for the property I am looking at? Is there a website or tool that helps me find this out? Or is it a formula? Or do I just ask my realtor? 

If I don't know how to estimate rent per month, how can I calculate cash flow or ROI? Thanks in advance for the help.

I am a newbie in real estate but I am wondering if 2019 is a good year to invest in real estate? Or do you believe the housing market is getting a bit overpriced? Should I wait until the next housing market to cool off and for prices to lower? What are your opinions on this?
