+1 for Columbus Ohio, lots of cash flow and appreciation here still! I'm still seeing 1% deals everyday on the MLS that are generating positive cash flow. I really like Columbus especially because there's a lot of catalysts for job and population growth still.... Nationwide, Wexner Medical, Intel, Honda, Amazon, etc. are all moving jobs to Columbus. Plus, it's the only city in the rust belt where the population is still growing (unlike Cleveland). I was able to help one of my real estate clients close on a deal that gets them 26% cash on cash return just a few weeks ago too! As a local investor and agent, I'm more than happy to help answer any questions you have.

Hey Kenny, I run my own successful rental portfolio and have a lot of experience working with a lot of investors so I can help answer your questions. I do not recommend buying from foreclosures because most foreclosures do not allow for you to do any walkthroughs or allow for contingencies. You have to buy site unseen so for a new investor, I would strongly advise against this as there is so many risks involved. I do recommend using the MLS because you're allowed for inspection contingencies and if someone lies or hides certain defects wrong with the property, you're able to come after them legally. As an experienced local investor and agent here, would be more than happy to answer any questions you have!

Hey Adam, I helped one of my real estate clients close a seller finance deal a few weeks ago which is getting him over 20% cash on cash return on the deal so I have lots of experience when it comes to creative financing. Plus, I'm currently working with one of my other clients on closing a subject to deal right now. Both amazing rockstar deals! But I use an attorney on all of my creative finance deals and this attorney charges some of the best rates I've ever seen. I'd be more than happy to refer you over to him.

Main purpose is to use for finding owner leads for cold calling, sending mailers, driving for dollars, for buying distressed properties. I do like Propstreams better as it has a lot more capability when pulling lists versus DealMachine which is primarily for driving for dollars. So I'm definitely pro-propstreams
