In California, is there any statutory requirement that the disclose package need to include the insurance claim happened in the past 12 month when sale a SFH? From CAR disclosure form, I didn't see the check box.

I recently purchase a SFH and wasn't aware of the claim until closing date when i was trying purchase the insurance for the this property. I didn't know this claim until the insurance company asked me provide the fix receipt that the previous owner claimed the water damage. Obvious the previous owner didn't fix the damage and took the insurance money.

Thanks @Ramsin Jacob  Any rule do you know to convert to a duplex from a RM zoning lot?  I have search City of San Jose and cannot find details.

I am in San Jose and I am trying to put one of SFH rental with ADU. By studying the city of San Jose's ADU rule, it seem to be qualified 700sf 1bed ADU. I plan to do it asap. However, I have a hard time to find contractors, architect to do the jobs. Any resource could make it done quickly would be good for me at this point.

Actually I found the floor manufacturer I like.  Then online search the cheapest price.  I finally bought this Lauzon (I pick the one in the middle called lineart line.

Picking up this thread. I am new on this. Need your input. I have a rental SFH in San Jose. 1 story 1500sf sits on 5650sf corner lot. The city record shows as RM zone, which means it is qualified as medium density zoning. What hurdle do I need to go through to convert it into a duplex? I plan still keep existing 1500sf house, how much addition can I add to reconfigure it into a duplex?

Another ADU route, which seems much easier to do, for not just RM lot, but in general R1 lot, which is ADU. Having checked the ADU code in San Jose, I can only add max 600sf addition (not sure if this is the real sf I could get). I want to know pros and cons of duplex vs ADU, given the size of lots and existing house structure I gave above. It seems some of you have been through the ADU, any referrals of architect, contractors, estimated costs, etc. are welcome.

Not far from my place.  Will try to meet you all.

The Peninsula is where the jobs are.  SF was a place that could be hanging around in the weekends for leisure until Ed Lee came to setup policies to attract a few big Techies to setup shops.  Too many rules in SF and extremely landlord unfriendly.  I vote for Peninsula.
