Thanks @Stephen DeThample and @Andrew Weiler for the info. Any idea of the neighborhood of SFH? I am interested iin relative new SFH (within 5 or 10 years old). Not plan to purchase immediately as i feel it may have room to drop. But I need to identify the neighborhoods now so when the time is ready, I could jump in right away. Any neighborhoods would you guys recommend? What type of potential tenants of the neighborhood would be? I heard Summerlin, Henderson are good places. But I am sure they have pros and cons.

interesting topic.  I was always debating this with myself and with wife. For a 15 year time span, I've invested in CA (mostly in silicone valley) and OOS, such as TX, FL, AZ, NC and even HI. Comparing with all the returns, CA was on the top before the pandemics.  Since pandemics, things are different.  OOS has been catching up.  For my calculation AZ is on the top in terms of both appreciations and cashflows.  But who knows in next 10 or 15 years.  IMO, there is no "the" place the best.  It all depends on how familiar the markets you are in, how long you hold the assets, etc.

IMO, it depends on what neighborhood/location of the units.  If it is located in very good neighborhood, after expensive remodeling you could charge premium rent, then worth to spend a bit more for remodeling so that you could attract high quality tenants who usually would keep your house in good shape.  I've never had section8 tenants, no experience with them.  However, from what I heard, probably not worth of spending 1m for the remodeling.  

I've should used the term "break lease" probably more precise.  For me, it is a sublet issue which should not happen to rental control unit.

Want to build a sideyard storage shed. The SFH is located in Northern CA Bay Area. ideal size would be 8'x18'. Need to be insulated and may have windows and door (rolling garage type of door is ideal). Can I use prebuilt garden shed such as Tuff Shed? Tuff Sheds usually come with un-insulated. Can I add insulation?
My think is that I can use shed to store landlord stuff (not as rental) and rent out rest of house.
