@Kumar Gaurav I just happened to have SFH properties in these states: San Jose (not SF, but close enough),Dallas, Phoenix and Raleigh, which are pretty much close to the places you listed. For a 10 years (or plus) horizon, the properties in San Jose have the best total return, if I don't discount that I manage the properties in san jose myself.

Looking for a good real estate Lawyer, specialize in construction in Bay Area. I am building an ADU in San Jose. Because contractor teams internal turmoil it barely start working after 4 month after a paid 15% of total construction fee.

I don't know what you all are talking about.  I don't see any chance of price crash in near future.  If you look into the affordability index from C.A.R, Q3 2019, CA is %31 while same index was %11 in last crash in Q3 2007.  Same apply to Bay Area.  Price would stagnant for a while.  But I don't see any significant down.  We already had some retrieve in Q3 2018 while San Clara County's index reached to %16.   Now we are back to %22 after price adjust in Q3-Q4 of 2018.  That's why I don't any significant down turn.

I don't think you can do short term rental like Airbnb in Napa easily.  My info probably is old.  But as my knowledge, it is very hard to impossible to get short term rental license.

If you buy turn-keys, it would be hardly cash flow. But you make some improvement, even SFH in Bay Area can have both cash flow and appreciation.

@Chen Zhou, thanks for sharing the picture. Beautiful unit. I am in process of building a 700 sf ADU in San Jose 95126 area. I have been told I need to pay Parkland fee $4850. Is it reasonable in your experience? Apparently there is no guideline in public on how the parkland fee charges for ADU. I haven't figured out how much is the school fee. My contractor asked me to go to the unified school district and pay whatever they ask for.

Interesting topic.  I am living in CA.   @Costin I. would you mind elaborating DSTs for it benefit and cost?
