Sarah, if you are able to get financing, I would get approved for amounts right away so that when you do find the deals you can move on them very quickly.

See - there are wholesalers everywhere - some good and some not so good. They are in every area. But you personally have to analyze each deal they have. Is the deal good for you? Is the information being supplied to you accurate? In the end, you make the call - take the deal or not. As I see it, wholesalers are just a tool to find a deal, and there are many other ways as well to find deals that have been discussed and explained throughout the BP site.

Congratulations Chris - i've heard Keller Williams is good to start out at as they have very good training. Also, it's very easy for a real estate agent to move from one brokerage to another, so if you don't like the fit you can always take care of that later. I'm always looking to have realtors that can assist me, so if you're interested I'll add you to my agent list to contact when I need help.

My sympathy goes out to the poor people of Louisiana that are suffering from the flooding - but, I'm sorry, I cannot even comprehend the comment "ghost town like Michigan"!

Congrats on becoming a realtor! I heard Keller Williams is a good place to start - they have really good training. I am starting out as a real estate investor as well and would like to run some things by you now you have your "realtor tools".  As to meetings, there are many throughout the metro Detroit area as I have discovered. I'm sure you'll be contacted by several people that run them.  I already have in my calendar meetings to attend on the 15th, 26th, and the 29th onf this month.  Let me know if you need any more details.

If I decide to go out the seller's house, I would always have a contract to sign. I might not have the price written in as of yet because that is something that will be subject to negotiation. But if you don't have the contract when you go out, you will have to go back out and probably discuss the same things a second time. It would just be wasting time. You want to get the contract signed and then start doing further analysis and either get it assigned to another investor or get it closed so that you can complete your rehab.

Thank you Mike for your response. As a new investor, it's my understanding that as soon as you acquire a property you should place insurance on the property not only to protect the property against loss but also against liability. That liability would be to your own hired contractors as well.  Am I correct? Would this placement of insurance protect my risk?
