I think if you just bring in workers to do a job, like cleaning out a house and get rid of the debris, they are independent contractors, not employees. You are not controlling how they do it, the manner, or the many other ways in which a person treats an employee - only that they get the job done within the time frame that you have negotiated with them. They clearly are independent contractors - hired to do a task. You also should get them to sign an agreement that they are independent contractors and that taxes will not be withheld from their earnings. You still owe a duty and can be libel to independent contractors for injuries caused by you or your actions but a good liability policy should cover your risk. You would need that for any contractors as well as the public to protect yourself anyway. You would want to verify that your state doesn't make the principal responsible for worker's Comp. to independent contractors. My state - Michigan - does not. My two cents.

Congratulations Seth! I waited until my teaching career was finished to get into real estate, but you had the great foresight to go into it while you're teaching. Real estate investment is a great supplement to teaching, and if you love teaching, which I'm sure you do, the income that you receive from real estate investing can relieve you from the financial burdens that unfortunately those of us in the teaching profession now I have to endure. Great choice!

Recently retired from teaching and anxious to get started investing in real estate.  Have been reading and listening to everything I can get my hands on in this site and elsewhere.  Bought a number of the recommended books and have read several of them so far.  Did one flip a number of years ago without knowing I was doing a "flip", and now I would like to do it with a purpose.  Will be looking for deals in the metro Detroit area - Macomb County would be my first preference but open to all areas.  From my perspective, "bird dogging" for someone in my area would be ideal - I think if I knew what an investor wanted and where, I could find it for them.  Also would like to work with experienced investors for a while to gain experience.  If there is anyone who could use a birddog and/or be interesting in partnering up on deals I find, please let me know.   Also, desperately would like to meet other investors by going to local meet ups.  If you can recommend any in my area, please let me know.  Thanks for reading this and I hope to get to know you all in the future.
