put an add in craigslist?  mailings?  a realtor might come to you with a listing..

what is their issue? AC ? Did you ask why they want to leave? Or did they move out already? Try to salvage it, but do remind them of the consequences of breaking the lease.

Price isn't the only red flag. Two weeks is neglectful.  I'd fire her.

with the above numbers if you buy it subject-to at closing you would cure the default (5k) and start making payments (and keeping his loan in place).  Owner walks out with some cash and avoids a foreclosure on his credit.  Your offer has to take into account the risk, holding costs etc.
