so there are two barriers to getting this done. one is permit for the ADU, and the other is use. Grapevine seems to allow accessory buildings as long as they are not income producing..

I just found one that has an ADU on it.. seems to have a bath & kitchen.

Does anyone know if Grapevine is ADU friendly? I'm thinking of buying a big lot and adding an ADU (my house hacking). would have to get a variance or conditional use approved by the city.

any other areas where this might be possible?

hi, recently looked at two completed flips for sale, 1950's build on the same street.   both had weak flooring, that felt spongy, one significantly near the kitchen sink.

they rehabbed the rest of the houses great, but didn't address the floor?

Is this the norm? or does it cost too much to rip up the floor and fix the joists?

flip side of this :) , if I were buying the house, how much of a discount should I factor for the problem and will it pass FHA inspection ?

HOA dogs are even meddling with the STR websites.. yikes!

right, I hate HOA Condos.

I have one rental, which cash flows nicely but it due to an awesome location.  other than that I wouldn't touch one.

sell on the news.. buy on the rumor.

Think about what Merritt said. think about it simply in terms of ROI. what if you could find an investment (other than real estate, or a better buy that yielded) 6,7,8,9,10% ? you are locking your cash for years into a 5.x?
