If you're only buying one or two at a time, then Lowe's or HD is almost always going to be your best bet. Lowe's has a lot of scratch and dent, and open box stuff for sale on the floor all the time. You can find some good deals on them most of the time.

You need to find the deed of trust, it will tell you who the lender is. Also with the Triangle MLS we have access to Realist - it will tell you the mortgage history on the property. If you have access to that it makes it easy. If not you should be able to find the book and page number for the deed on the tax card and then go search your counties register of deeds for the book/page number to look up the deed. The bank will probably not help you very much, if the bank has not foreclosed on the house yet (doesn't sound like they have), then you need to track down the owner and buy it from them before the bank forecloses.

Congrats on passing the test! Are you looking to use your license to help buyers/sellers, sell flip houses, or just gain access to the MLS? How you're planning on using your license will determine the best option for you.

As long as you're doing things by the book it should not affect your license. Use the proper contracts and make sure you disclose to anyone and everyone that you are a licensed agent. As a wholesaler you are looking for motivated sellers. You will run across some that want/need to sell but don't have enough equity in the house for a good wholesale deal. As a licensed agent you can still make money on these leads by listing the house for them. That's the huge upside to having your license.

Chalk it up to a learning experience and move on. Court will likely just waste more of your money and time. Find a better contractor and get the work done!

Agreed, I have closed deals with multiple parcels on one contract. Lenders are the only ones who may have an issue with this, which could raise some concerns if you're reselling it.

What town is it in? Im wondering if it's the same house I saw last week. Either way, there is a reason it has been sitting on the market for so long. Do you if the price has dropped in those 220 days?
