Just had a terrible experience with a GC out in Joshua Tree working on a project for 8 months ... last three months sitting there doing nothing. Just got apologies.. from him.. no crew suddenly to do the framing. Lack of responses and so forth from him. NIGHTMARE Scenario. Left with a SLAB and Septic and need to move forward ASAP. People, please be careful in selection anyone out in the High Desert to build. I know a few other nightmare stories and it's so disappointing that people continue to take advantage of us when all we are doing is trying to benefit from a good business opportunity they win; we win.... But then this crap comes up. Horrible place to be in right now.

Going through now myself. Last two years the rents have rocketed up in Fort Lauderdale. Have great tenants, but with taxes and insurance increases and able to increase rents to market rates is a must. The conundrum is they're great and pay on time. Guess I'm just venting here, lol. When you're talking at least 400 less than market per unit, each month that goes by your like ooops there's another 1200 of rent income lost... One tenant is month to month and the other two leases end in Dec and March. I really appreciated any input from you guys and girls. Have a nice day!!

Heads up....Market has been slowing down last couple of months... Look into this before making anymore decisions. I'm building there and own land, so I have a good pulse on what the market is doing. Could be a short-term thing because of the recent rate hikes etc.. People are having less bang to their buck. Just Be cautious. Know your numbers and your financials is all.

What if the land isnt zoned single family and its zoned multifamily.  Say you build a couple of houses on the property.  Your allowed to do that because the land is zoned for MF.  Now are you able to get the two homes on the one MF lot permits to use them as Airbnb???  Please advise and thank you…
