@Stephanie Funk is a great resource and very knowledgable about the area.  She has been a good resource to me as a out of state investor.

@Caroline Kennedy I am with you and looking at the NW Arkansas area for investments.  Being from Colorado (Fort Collins) I was seeing things get very expensive and competitive to pick up rentals in the front range.

We meet upstairs at Timnath Beerwerks the last Tuesday of the month. They have a wide selection of beer and great atmosphere. If you are hungry you can grab food from Feliciano's the taco food truck or you are more than welcome to bring your own food.

If the parking lot is full there is additional parking on a dirt lot close by, just follow the signs.

@Jose Olivas They are on the 4th Tuesday of the month (9/28 this month).  We meet at Timnath Beerwerks (4138 Main St, Timnath, CO 80547).  We meet upstairs, it is hard to miss us.  Although we are not in Greeley we have a couple of people that join us from Greeley.

@Jose OlivasYou can usually find property info on the assessors page on counties websites.  This is the Weld county site https://www.weldgov.com/Govern.... You can skip trace to find things like phone numbers or non occupied mailing addresses.  I use propstream to skip trace but there are a lot of good ones out there.

We should grab a drink or meal, I would be happy to help.  You can also come to our NoCo investors networking meetups.  You might find investors that will buy your future wholesale deals.   It called the BadAss Real Estate Investors group.  You can find the info here on BiggerPockets under on the event page or over at meetup.com.

Living in FoCo I have kicked around the idea of investing in Nebraska.  I like the idea that Kim brings up about doing destination Airbnb targeted at hunters if it would have others who frequent the area outside of hunting season.  (Admittedly I don't know much about hunting.) Lincoln is only about an hour farther out than Hastings, what about looking there?  It has a larger population with a stronger job market and a college that would drive rental prices.  It would be at least be easier to analyze the market and find deals.

@Mindy Jensen sounds like some of the places I have seen in Fort Collins.  There are definitely positives and negatives to a college town. :)

Making offers involves creating the surety to the sellers that their home will sell and sell with out much stress involved.  Full cash offers build confidence with a seller that things will go smoothly and quickly.  Unfortunately, that is not always the case and cash buyers can also be very picky and walk away from deals.  

It is hard to compete with a cash offer with a quick close.  I have had many of my client's offers not get accepted because of this and it can be stressful for them.  My encouragement to you is that there are more opportunities out there than it might seem and to not let the possibility of getting beat by a cash offer stop you from making offers.

There are ways to make your offer more competitive.  Removing contingencies in your offer, that you are comfortable removing, helps.  As Jaron said solving a specific problem that a seller might have.  Writing a letter that helps the seller to get to know you helps as well.  Some investors that are selling will pick to sell to a new investor to help that new investor get their start, if they know their story.  Finding an off market property that a seller does not want to go through the hassle of putting on the market can really help because you are not competing against anyone.  Any of these or all of them at once will help the odds of you getting an offer accepted but the key is to not give up. Something is out there you just have to find it.
