Perhaps check out Belize on the Real Estate Radio guys.  You should really zero in on an area that you like and frequent there and make contacts there before you buy anything. I also know an agent in Playa del carmen that has a vacation rental for sale. let me know you would like to talk to them.

Hi BP,

I have recently come to a verbal agreement with a commercial property owner to help him rehab his property and place a tenant into the space.  I plan on representing the owner during the rehab process however, I will not be the GC.  I'll be in charge of making up the overall rehab plan, finding a tenant, finding the right GC to work with, scheduling, budgeting, some permits, overseeing the timeline, working with the architects, etc. I believe the rehab shouldn't take more than 3-4 months mainly because working the the city and holiday seasons may drag things out a little.

In terms of payment, we've agreed to a commission based on the lease.  Also, he's agreed to pay me for my time and efforts as the owner representative.  There are several ways of structuring this but, I think an hourly rate would be best as the time/effort needed to complete the project is not entire certain.  I'd set a bonus if I can complete the project and get a tenant in there early next year.  What do you guys think?

The property is in California. I'd like to hear from anyone that's done something like this and perhaps share their experiences, regrets, tips, etc.

@Brittany Bauhaus Welcome and it's nice to see a fellow Central Coaster! 

1) have you considered commuting from North of Santa Barbara?  I worked at UCSB and lived in Guadalupe.  Yes, I had to spend 3 hours commuting by van but I saved a sh*t ton of money.  

2) Prices in Santa Maria and Lompoc are below $300K range. Flipping a SFR there would be more profitable than buying a $300K condo in Ventura. There's also more inventory on both of those cities.

@David Finley Like @Derek Robinson said I think you can't rely on co-working memberships alone. single offices and suites are probably going to be the bulk of your rent.  We have several co-working spaces in Santa Barbara however, there is definitely a need for it due to the high level of startups and young entrepreneurs.

@Matthew Roberts what's the payment structure like?  Surely you have to pay a processing fee.
