I target 5-25 units with non-corporate owners.  I think a professional letter with a personal touch connects with them more than a completely type printed letter.  They feel it's another person similar to them selves that's sending them the letter(which is true!).

I was wondering this as well.  Being an agent/investor, I'm debating sending very professional letters vs handwritten to MF owners.  I try not to make my letters look too "spammy".  I usually have a type written, professional letter but, write notes at the bottom to show a person handled the letter.  It saves a lot of writing!

@Michael DeLuca,

My brokerage(Pacific Investment Properties) and I work out of Carlsbad. With $1.4M down, you can finance roughly $4M. There are some nice commercial MF around 4.5-5 CAP in SD for less than that. The more units you get the more you justify having a good property management company manage the property for you.

If you're property is sold at $1.6M you can replace it with multiple properties if you like up to $3.2M.  You could perhaps purchase one in FL and keep one in SD!

You can broker commercial or residential deals with a CA salesperson license(im sure it's the same in most places).

Hi,

I just got my CA salesperson license and I'm looking to get into commercial/Multifamily investments with the goal to eventually have my own private equity firm someday. 

I'm going to visit a broker/owner in San Diego that specializes in multifamily investments and loan brokering.   Obviously, we'll talk about commissions splits and his training.  I believe he expects his agents to work our of their own offices since there are no monthly fees.  

Question: What are some non-obvious questions that I should ask this broker?

You could look for prospecting/research positions for real estate companies or transaction coordination opportunities.  Look at the real estate section of Craigslist.
