Quote from @Chris LumLee:

You could also seek out private money lenders to fund your project.

If you believe you can get it rented out in short order then perhaps a seller-financing agreement.

Yes, this sounds ideal.  Is this idea that I essentially rent it, and then sublet it?   What would be appropriate things to say and point out for my first conversation?

@Nat Stuhl Thanks.   Could you please elaborate or give me an example of an offer?

@Chris LumLee Yes, seller financing is what I'm trying to achieve.   Could you please provide an example of what kind of offer I could make with no (or little) money down from me?

Hi all,

Could someone help me with my first deal?   I don't have much liquid money, however, I'm interested in working a creative finance deal to my neighbor.   The old tenants suddenly moved out and they said the owner is trying to sell the property.   When some roofers were working on the home this week, I was able to retrieve the owner's contact info, and I learned he lives in a different state and has been renting it out many years.

I've been reading creative financing books, and I want to reach out to the owner to see what his situation is, and if I could buy the property from him using creative financing.    Could someone coach me how to gain possession of the property without using my own money?   I have the general idea (I think it is called subject-to) or any other method I could use to make this work.

Please help.   I've never done this before.   It's a 2 bedroom home in a C+/B- neighborhood.    The house is in the best school district in the county and will sell fast.    It's current condition could probably get $190,000-$210,000.    If its renovated, it could probably sell for $30K more.    Rent is around $1,700-$1,900 after renovation.   Maybe $1,600-$1,700 before renovation.

Thanks,

Jennifer

Hi, I’m fairly new to investing, however I own a home interior design and full renovation contracting service.   I’d like to buy properties to flip and either rent or sell, and I was wondering if anyone with experience could give me some advice.

🍍Are there lenders that can finance a live auction, and how does that work?

🍍Please give me overall tips into real estate investing, and what is the most profitable with regards to ‘flipping and designing’ homes.

Thanks!!

Jennifer

Hi everyone!

I am a new investor and I am looking to either flip a property or buy a distressed property and then rent it out.

I have the 7-day free trial to Propstream and I have no idea what I should search for.

Could someone please provide me detailed tips on what exactly to look for and how to navigate that website and what kind of searches to run.

The more detailed the better.

Any other advice how to generally look for a deal is welcomed.

Thanks so much!

Jennifer

I am looking for a roommate to help me share the costs of my rent.   I want to find a contract the goes over a sublet agreement and I also want to collect a security deposit from whomever I select.   Finally, I’d like to pull credit to anyone who applies.    Could anyone share their resources on this?

1) does anyone have a template for a sublet agreement?

2) how do I pull credit?

3)  best way to collect a security deposit?

Hi all,

I'm looking to purchase a buy and hold property and wondering if anyone has recommendations for a traditional lender.   The plan is that I want to purchase another property from the equity gained from the first property and blanket it into one mortgage.   I plan to put down 20% for the first property.

@Brent Coombs I'm somewhat familiar with the BRRR strategy. But wouldn't I need to come up with a ton of money to do the renovations?
