Another question I had. I know there are several sources out there to obtain lists so who do you guys consider to be the most cost efficient?

What are your thoughts on the generic postcards? Would there be a better potential for positive response if I personalized the message a little?

Hey investors, 

I'm getting ready to throw out a direct mail campaign in hopes of landing my first ( and several more) wholesale deals. Before I put together a list and fire it off I wanted to check with the community and see what everyone had for ideas and structure. I know that no matter what list or what frequency I mail I will need to be consistent. So, with that being said, I have committed no less than $1,000 a month to marketing indefinitely. This number is a minimum and could possibly be increased this is just where I know for sure I can sustain. Also, I know my list will not be extremely large and I'm curious on what frequency I should mail. Have you guys had better success with a mass mailing say 1 time a month or break the list in half and mail every 2 weeks? This is not my first direct mail campaign, I mailed a list about a year ago and made too many mistakes to list. The first was I only mailed one time and the second was not working with a partner or mentor to really get through the process and find deals. I won't be doing that again. 

I guess my two main questions are as follows:

1. I'm considering mailing a tax delinquent list and a high equity list. What are you guys opinions and have you had success with something else? 

2. I'm considering sending out 1/2 the list every two weeks for consistency purposes. What are your thought son this approach and could I structure this campaign in another way for better results?

if the ARV is, in fact, in the 250k range I would seriously consider flipping the house all together and finding another house better suited for rental income. Doesnt sound like there much cushion in this onerent wise.

I have had  a few more calls from the mailer campaign but have not run across a truly motivated seller just yet. It's frustrating but I'm just getting started so I don't expect miracles. I want them but don't expect them. Mainly, i'm just talking on the phone with people that want to sell their house but really have a reason to sell their house. Hey, its decent practice for my phone manor so no complaints really. I know deals are out there because they are being done daily. I will find mine, just have to keep my nose in the dirt and mind set to the ultimate end goal.

@Mike Crane - Thank, man. Although, I haven't done anything yet. HAHA. I've talked to a few sellers, which isn't as hard as I thought it would be, and trying to work my way through the deals. My biggest concern right now is that I'm going to let a deal fall through the cracks either because I don't recognize it or my negotiating skills just aren't up to par yet. A total of 6 calls out of 893 mailers so far, but it's only been a week so I'm still very early into it. 

The deal above I am going to look at the house Sunday to really nail down the repair costs. I want to flip this deal so badly but I just don't have the funds to do so.

6 calls so far. One was an opt out, one was just curious, one wasn't motivated, and three of them im currently pursuing. one has great potential to be a deal. 

ARV 255K to 260K

Repairs 20-25k

The owner threw out a first price of 204k. I'm fairly certain I can get him off that number. So, that's what I'm working on. 

I'd really love to start pursuing probate leads if anyone has any advice on that.
