Pretty good rapport! I also have access to POF anytime I need it.

My thoughts are more along the line that these sellers don't have these properties under contract.

If you hava a good contract one shouldn't be afraid to share info.

Im in the San Antonio market and am an investor myself and wholesaler

Right now I have a few buyers looking for off market around 30 doors or more in and surrounding my area.

I've been running into a lot of requests to sign a nondisclosure statements proof of funds and LOI s to even get financials.

In order to bring these folks a buyer I at least need rent rolls figure cap rate and some information about the property to market it.

I make it very clear I am not the end buyer but I have buyers that are actively searching and ready to buy right now.

Any suggestions that I can get better results without so much push back?

Hey Adam!

I understand your frustration. I just bought and sold a flip from a wholesaler and lost money.

Since I'm a wholesaler and investor I don't get anything under contract unless I would buy it and I get written bids on the rehab. Now I know as wholesalers we do have to be careful and tell our buyers to do their own due diligence HOWEVER if a wholesaler is pitching the wrong #'s and putting buyers off they are killing their business and reputation. Let alone the blow back from pissed off investors.

Hi there!  I would recommend to find some rentals close to downtown areas such as historical district and Alamo heights.  North end also has nice properties.  If you'd like to reach out PM me Jessica Gettle FB.  I have about 15 wholesale deals one that cash flows closer to 2% rule which is really rare

HI Isaac! Did anyone get an estimate on the cost of rehab and I don't see how comps could support 400's. This looks like in the 300's neighborhood. Could you send me details and CMA on this? Also, I see is a preforeclosure. Does the owner still have it listed with you? If it's a light fixer I may be interested to flip quickly. I'm a cash buyer and can close within a couple weeks.
