Come and meet local real estate investors, new or seasoned!  Topic we will be discussing is wholesaling in WA.  I will be inviting a few local wholesalers to our meeting that are actively doing deals month after month to talk about their experiences and an opportunity for some Q and A.  Any wholesaler that would like to attend and speak please message me.  We are always willing to network and help another member grow their businesses as well!!

I like it!  I do have older teens and a husband (third child, lol) however we can work together as a family to improve our lives.  I thank you all for the comments, you guys are awesome!!

Hi there fellow investors!  I've been attending meetings, and reading up on investing a good part of last year up until now trying to figure out how to break in to the investor game.  I really want to purchase my own property however I haven't even bought my first home yet.  My instincts is to buy an investment property first and then build my business to be able to afford a home instead of the other way around.  I figure worse case scenario if I can't resell my first investment property or rent it out I can move into it as a last resort!  My personal finances can only purhcase a 150K home or less.  I am also currently doing credit repair that takes time all while holding down a very demanding full-time job.  

I will also need to find seller financing, hard money or private money for my first deal with only a little cash reserve to pick up my first property.  

Any suggestions?

Nice job Aaron!  I used to live in Spokane and am from Gig Harbor.  Put me on your buyers list for any opportunity!  My minimum is $300 per door cash flow including mortgage and cap ex.  If I can't do a deal I know people in this area that might be interested!
