@Joe Ruggiero It's going to depend on what kind of property you buy, if the meters are separated already, and if not, whether you plan to separate them out. 

Water is the trickiest utility to submeter in MA - there have been a few discussions on BP on that topic (https://www.biggerpockets.com/forums/432/topics/54...)

@Nicholas Nelams congratulations on getting started! I think there are really two ways to go about starting to invest:

1. Just go do it dude. Buy a rental property. Save enough for the down payment, and buy something that cash flows (assuming you have done enough research to understand how to analyze a deal). If you need help qualifying for the loan, ask around within your family if someone will co-sign on the loan. 

2. Go work in the industry for a while (this is the approach I would suggest). Work for a property manager, investment broker, wholesaler, whatever. Just get involved in the real estate investment industry and start learning with some more "hands on" context. This will also hopefully pay a decent enough salary where you can start saving some more money for that first rental. Also, you will start expanding your network and thinking through who you want on your team.

You can say cash-out refinance to your bank - it's an industry standard term. I wouldn't say "BRRRR" though, as they likely aren't familiar with that concept. If they ask why you're taking the money out just say you're using the proceeds to buy more rental properties.
