Post: Building your own home - what did you get right / miss

Hi BP!

My wife and I are making a move out to the burbs and buying a small SFR that will need a reasonably extensive rehab.

Rather than going through the entire rehab thought process with everyone, I wanted to ask:

1. What's something  you wish you had incorporated into the build that you didn't realize until living in the new space (e.g. laundry / trash shoot, built-ins, creative uses of space)

2. What's one thing you went overboard on, spent too much time obsessing over, or wish you had done differently?

3. What's a creative idea you had (functional and/or aesthetic) that you now can't imagine living without. This can be interior or exterior.

Thanks!

James

Looking forward to seeing everyone at this month's meetup!

We will forego a guest speaker this month to let everyone catch up on their networking as we close out a busy summer and head into the fall.

Your $10 admission fee will cover the cost of food and the fee for renting the private space.

Hi @Eric Rosiello - I work with Rob (thanks for beating me to the punch @Jason Muth ) and we'd love to set up a call to see if Four Points could be a good fit for your business. Do you have some time to chat this week or next?

Thanks,

James

@Ann Bellamy @Jim Froehlich agreed with Ann - the more I've spoken to other investors the more it seems like this won't have too big of an impact.

The remediation is a tricky path to navigate - I would talk to some people who have been through that process as I've been told it's a bit of a nightmare.

Perfect opportunity for a house hack, or fix & flip during the peak summer months. Just blocks from the beach, this vacant duplex offers a unique opportunity to get into the hot Revere market ahead of major developments to Suffolk Downs and *fingers crossed* Amazon HQ2. Easy to show. Pictures, comps and rehab budget available upon request. Should qualify for residential financing.

@Jeremy England I'm not sure about Florida, but in MA you actually have 30 days to close, with a 10-20k (depending on property) deposit due on site if you win. I used hard money to fund an auction purchase with plenty of time (actually got an extra 30 day extension due to a title cloud).
