@Robert Pfenninger it’s embarrassingly bad. I was at their office in feb and talked with some of the tech guys. I know that they are a aware of the shortcomings and have a plan to fix a lot of it. Remains to be seen though. Think it extends beyond the app - most of the website could use a significant boost.

@Ellis Fairley I think you need to really tightly define what you mean by "local market." For example, if you're looking for data on single family houses in your town, there are hundreds of websites / data sources that can provide good info. BLS, NAR, Zillow Research etc... whereas if you're looking for multi / commercial, there are publications like REIS, Costar, CBRE that will have more focused reports.

If you're not willing to "read long articles" I think you need to reset your expectations. Especially if you're new to the game, you should want to pour over research and data until your eyes bleed.

@Elaine Liao I would recommend @Brandon Hall - I don't think you need someone state specific. He runs a virtual real estate focused CPA firm and is very active on the forums.

Would also recommend everyone check out Marcus. 

I can see using p2p for downpayments / rehab costs if you need cash quick and painless, but yes obviously bank financing is much cheaper.

@Sheldon Peart to piggy back off of @Immanuel Sibero, congrats on getting those bills paid off! Big exhale.

Also as Immanuel mentioned, I've never seen the metric you're using. If you're looking at 5+ units, you want to compare across cap rates (NOI / purchase price) and opportunities to add value, increase rents, and decrease expenses.

There's a few books you may want to read to get a better sense of how to evaluate and manage multifamily properties, and then ask around on BP for more market / property specific questions.

@Jingjing Ye I think you'll have a much easier time getting your first MF done when it's local(ish). 

I actually think Richmond is a great market you should consider exploring and would be close enough for you to get down there.
