@Amy Turnbull good idea to get feedback here, but this is something you should be engaging an accountant for. Can probably source some good leads here and I won't muddy the waters with my suggestions, but I would get professional tax advice and help with filing your returns.

+1 on @Matthew Dennehy's comments. Also worth noting if you're in a relationship the equation changes a bit. Anytime you're mixing your living situation with your investment goals you need to carefully consider what trade offs you and your family are willing to make.

@Flavio Zanetti @Dieggo Goncalves @Jordan Rabb Thank you guys for bringing this back up!

1. Still love Manchester / Southern NH for rentals. Good cash flow is harder to find without some major capex, but it's still a great market for yield (especially compared to Boston). 

2. Since my first 6 unit, I've added 11 more in Concord and looking for another 6-10 unit in Manchester. @Matt Lefebvre has helped me on each of these. I was able to cash-out refi my entire cash investment in that first 6 unit within two years. I love the BRRR model and will continue to keep that rolling in southern nh as long as the fundamentals remain sound.

Many of you in the Boston / MA area are following the Suffolk Downs re-development. Bernie tweeted his color commentary (which also caught the attention of Mayor Walsh). 

What would you guys say to Bernie about housing, development and displacement? Interested on hearing from all sides of the isles.
