 Ill be interested what kind of responses you get on this but what you are asking seems to be a judgement call situation. Servers make up a lot of jobs nationwide but how many do it as a career?? Where is your couple heading... in school full time? Will their parent co-sign for them if need be? Do they seem clean cut but work as a server at a trashy strip club? Are they driving cars that you know will eat up at least 2 weeks worth of tips?

What does your gut tell you?

@Karl Miller If the offer is going to the attorney of the estate or the executor of that estate I would pick up the phone and ask them in what form they would appreciate an offer, never know what info you may uncover just by asking questions! Whomever it is keep them talking and have a conversation about the property, you may be pleasantly surprised with the results.

Hi, thanks for having me on BP! I have enjoyed reading a lot of your posts and appreciate the podcasts as well. My brother and I started a couple years ago with the sole intention of buy and hold but that has changed recently to flip. We just finished our first one and are trying to sell it outside the MLS, this isn't the place Marketplace so I wont talk anymore about it. We are not only looking to meet and network with others here in Columbus but also in Cincinnati and St. Louis/St. Charles MO. We have 4 units fully rented in the Powell area, 1 sfr rented in MO, all with cash flow. We would like to work our way up towards some nicer flips if the deal allows but happy to work for what we can get now. As far as funding we have some private investors and a single location bank that lends its own money, mainly to LLCs, I wanted to offer something in my intro post so I hope this helps some of you. Don't take my word for it on the lender, do your own due diligence. We have been very happy with them thus far and since we plan on doing more business with them please tell them that I referred you.

What I need is someone besides a realtor who is willing to bird dog some deals for us. We have signed up for a few of these wholesale websites that will notify you when they have a property, they have been junk. Maybe 1 deal every 2 weeks but most havent even sent 1.

Well that's a lot for an intro post but I hope to be talking deals with some of you very soon.

Btw, already went to a couple REI meetings and will go to more, am listening to podcasts, and I do use the keywords @Brandon Turner. Thanks!

In Ohio, if you just need to simply set up an LLC that can be done easily without an attorney. Is you situation complicated?
