I'm sorry, the words "contractor" and "timely" really can't be used in the same sentence.

Thanks John... Hi Lori! We do a whole lot of things but one thing I have not done yet is actually be the 203k contractor. Im always willing to learn but I have a suspicion that you are currently experiencing someone like that. If you call me we can go over your SOW then and I could better direct you.

Thats a tough area over there, I know alot of people interested in that area and could personally get you in touch with them. A word of caution to really lock down your ARV and rehab amount but if you are confident of those numbers and they are true then you could partner with someone who has the money and or the ability to do the work and split the profits.
