Hi Allan,

I am a new investor as well.  I had talked to a total of about 8 companies in KC and in mid Feb. went to meet with 4 turnkey type providers.  I highly suggest you visit there and meet the providers and see the work that they do in person.  I weeded out one provider right away, which I probably would not of if I did not make the trip. 

I currently closed on one rental property in KC and will close on another in about a week. They are both with different providers and very different experience as well.   I would be glad to share my experience with you and we can compare notes on our investment journey.  Feel free to send me a message.

I would highly recommend anyone investing out of state to visit the area you plan on investing as well. Also, do your research/interview companies and people you plan on working with in person.

It's a big bank. US Bank. We do have great credit as well. 

Hi. You should have no problem with this. As I am doing the same thing. I got a 90% LTV on my HELOC and actually use it like a checking account to keep interests costs low. We dump our while paycheck a in there and take it out as we need for bills and extra principal payments on our primary home. Also, I have a friend with great credit and just have cash tied on other investments so she gets a PLOC for down payment on investment properties. Good Luck!
Hi. I just got back from Kansas City to meet with a total of 4 turnkey providers that I picked out from about 8 providers and agents. There were surely all deferent, some good some bad. Looked at about 18 SFH to see their work. All in all my trip was great and so happy I went to check it out and not buy blindly. I had put offers on two properties. We will see how it goes. The areas that I am looking at in Kansas City are mainly the suburbs, solid B class and A class if we can afford it and the numbers work. Independence, Raytown, Grandview, blue springs, lees summit, grain valley are all places I would be interested in.

3 months of research and self educating, I Making the leap to get started. Here I am in KC this weekend meeting with a few turnkey providers. Excited and nervous at the same time. I brought a friend/coworker with me that is from KCMO and all my other coworker's think my husband an I are crazy for wanting to buy, hold and be landlords. Also, add in that the properties would be somewhere out of state in the Midwest seems even more mind baffling to them. It's something that my husband and I are so excited about but every time we mention it to others, they give us that 'why would you do that' look. Here I am though, first weekend away from my kids in 5 years. What I want to ask you BPers is what would be the best things to look out for and questions to ask. I believe I have come somewhat prepared but just want to see if there was something I did not think of or any good tips out there.
I am quite interested to see what others have to say here too. I am actually gong to KC in a couple of weeks to take a look at the markets there and also interview and learn about these turnkey companies (meeting with 3, Bridge Equity is actually one of them as well). I am a new investor, educating myself as much as I can. I am ready to get my feet wet. Would of loved to stay local but with what I have (time and finances) at moment to invest and the smoking hot sellers market here I will look at the great cash flow markets for Buy, Hold and rent out of town. Not banking on much appreciation. I also choose KC out of the top 5 cash flow markets for the proximity and ease of traveling to from DEN because of my family life ( kids are 5 and 3). Hi,

I am planning on visiting Kansas City the weekend of 2/19. We have a couple of turn key providers that I will be visiting with to look at a few properties on their inventory. I also would like to look at a few homes that are currently on the MLS and would like to find a experienced realtor. I figure the more companies/people I meet with, the more I may learn.

This will be for my first investment property and hope to aquire more later this year.  I would like to concentrate on the Independence and Grandview area.
