Hi Charlie! welcome! as long as you have a desire to learn and keep learning, and TAKE action gradually you will be good! We can all kick ourselves looking back in years (what we could have bought years ago.... etc) but no point in it. There are ALWAYS opportunities in real estate no matter how the economy and market is overall so TODAY is a GREAT day to start and continue investing in my opinion. I live in Cali myself - if you want solid cash flowing properties, look outside the state! cheers!!

Yea - let her out of lease not worth fighting it out. Keep the deposit but early termination not likely to be paid after she leaves... many tenants who leave like this never make payments after they leave (at least it never has happened to me and I consider anything they owe after they leave is LOST - as part of doing business) Yep, start marketing for a new great tenant!

Hi everyone. 

I am looking for more options for financing LONG term rental properties I want to purchase. We already maxed out 10 Fannie/Freddie loans so I am now looking for SOLID contacts at regional banks or firms/ private lenders who will do "commercial" type loan / Line of credit / private loans for my new rental properties I will be purchasing. If you have national contacts who can lend in any state, that would be GREAT, but also ok to find local contacts in following cities. Houston TX, Atl GA, Indy IN, Chicago IL

I know portfolio loans area available too but they usually require larger loans like 500K Minimum and that could be a challenge to execute all at once.

If anyone else has any other tips - please share!

Hi Looking for a RESPONSIVE agent how is EXPERIENCED with investors and who owns properties him/herself in Hoston area who is able to SPOT good deals for rentals and can work with out of state investor. I need someone who does this for a FULL time and who is very responsive and is comfortable communicating via texts e -mails and calls consistently and who can analyze cash flowing properties and comp out repairs and ARV's fluently. If you know someone you recommend or worked with in the past, please refer me!

511 High Crest, Point Blank, TX 77364

Selling Price: 75K

ARV 120K and market rent: $1,200 Taxes: $2,000

Point Blank is a LakeLivingston community about 1 hour 15 minutes northeast of Houston. This home is waterview of the lake. 

-Check out this beauty! Purchased as an investment property to be rented out and after the first tenant moved out, found out that it has some foundation issues and got 3 quotes for fix and repair ranging between 20-25K (foundation crack fix and repair walls). You can go out and look and get your own estimate / diagnosis if you can remediate it for cheaper, more profit to you. 

(It appears the utility room was added to this house at some later date than the original build and has separated from the main house about an inch. Guess they didn't tie it in properly and this land section of the lake moves around quite a bit so all of the homes have some type of foundation problems. The storms have not been a problem since we are off the lake about 200 yards)

-Rest of house is updated/ ready - was in rent ready condition before discovering this foundation issue. Would be a great rental to add to your portfolio. 

-There are also 3 other rental houses in the area and would consider package sale. 

-For the right and serious person, would consider seller financing. Please Private message me to make an appointment to go see the property today!

1) If you are either an ACTIVE wholesaler/rehabber in North Atl (preferably north of 285 loop) who can SOURCE deals to me to buy and flip or buy/fix and rent out

Hi guys. 

I have a few houses that I held as rental properties in St.Louis area and I live out of state and just cannot keep up management and code inspections etc so I would like to turn them over to someone who is local or who has a team that can manage them better. I have not had great luck with professional property managers either. One is rented out still by same tenant for past 3 years and they pay well. This house on Chambers is currently vacant and listed for rent just spent 1500 on updating and getting it rent ready and it's ready to be sold.... If possible I would like the same investor to TAKE over both of the properties and we can talk about the price - The other house address is 1861 Longford Dr. St. Louis you can look up the property specs online.
