Oh, so just a form? For commercial or residential? For commercial I doubt most lawyers will just provide a form since every deal is different and there could be liability for just giving a form. Residential would probably cost you a couple hundred for a lawyer to prepare a contract at most.

Those numbers are not particularly high for an investment property. I think you are right in the corridor of where the market rates are today.

Yes, you would still need title insurance and inspection costs and transfer tax. Not sure if GA is an attorney state, but if so, that fee still applies (for the purchase, not lender's counsel, of course)

Not sure where in the Country you are, but Nova Consulting has a pretty wide reach. You are looking for a "PCR" (Property condition report) and they are really good and fairly priced. They'll even do lease abstracts if you need.

Costs usually include transfer tax, attorneys fees, due diligence/inspection costs and title. Their lender will also likely have fees, tax and insurance escrows and fees to close. I would make sure you have a disclaimer that you are providing info ONLY as a courtesy and they have to verify all costs and fees themselves.

Hi @Wyatt Micheal Chagin. What kind of property? Any issues with the property, i.e. environmental, approvals contingency, lease review, etc.? Most attorneys won't just draft the contract but will see the transaction through to the end, including due diligence, financing, leasing, etc., though you may be able to find someone who will take it piecemeal. The costs vary greatly depending on the complexity and what type of property, and then definitely how much negotiating is required with the other side. I can provide some more info if you can share some more details.
