Hi all! I am an investor, attorney, and real estate agent and I would love to network with mortgage companies, mortgage brokers, banks, hard money lenders, etc! I get requests for referrals often and would love to build relationships with local professionals in the lending industry. I’m in northern NJ. Look forward to hearing from you!

Ok, this sounds more than fishy. Have a title company run a search or check your public records. If the guy is on the deed, the guy is the owner. Was there a contract? Any documentation? A title search? Why is she making payments to a debt collecting company for debt that isn't hers? She needs a lawyer RIGHT AWAY!

Hi Brandon. Definitely want to use an attorney for this. I wrote an article on things to look out for as a billboard landlord, if you want to check it out, I think it's in my blog on here. It should help you figure out what you need to put in the agreement or things to consider when you talk to an attorney.

I can put you in touch with a guy at TD that handles our smaller business (loans up to a million). He does lots of multi-family, mostly in the lending area, but he can definitely set you up with the right people so you get some personal attention. His office is in Bergen County, too.

TD has a lot of good programs. If you’re looking for a smaller bank, I love working with SB One (formerly Sussex Bank). If you prefer a credit union, I would go with Affinity.

Investment Title is the best. They’re headquartered in Cedar Knolls for when you google them, but they’re all over the state.

@Michael Meyer Where are you located? Did the agent bring the buyer? I would say 2% with none of the other nonsense is fair, though 2.5 isn’t unreasonable in the current market for the buy side. If you also had a listing agent, and that’s what you mean by Seller’s agent, they should get 2-2.5% too. Not sure an attorney and an agent fulfill the same role, but in my state, anyway, $1500 is reasonable for an attorney fee.

Same in NY/NJ. I wouldn't give the deposit before a contract is signed, and the contract should address all of that. If not, there's usually a place to add additional provisions.
