FSBO with buyers agent

Newbie Selling my first house. I listed my home FSBO on Zillow after a year of renovation. I am working with sellers agent who started out with 3% buyers fee. He added 1% fee $1600 for paperwork review since I don't have agent. There is additional fees of 2% for closing . Does 2% closing fees sound reasonable? I found seasoned real estate attorney for $1500 up front cost which he says is unlikely to be fully used unless there are a lot problems with the contract $300/hr. Sounds safer to go with attorney?Agent asked me to fill out disclosure forms to get started. Do I get attorney involved once I receive the contact? Looking for guidance for my next steps. Your help is much appreciated. Excited to find and start another flip.
