I have a couple of rental properties in Berkeley and Oakland that I need to insure.  Can anyone recommend a knowledgeable agent who is familiar with the East Bay?   I'm looking for some who responds quickly and offers excellent customer service.

I am wondering if anyone can recommend an investor-friendly brokerage in Portland where I could hang my real estate license.

I'm considering getting my real estate license so I can buy and sell my own properties and also to have quick access to the MLS.

oops, I was having a brain freeze and thought you were referring to Manufactured Homes which would definitely not be good candidates for AirBnB : )

Multi- family makes much more sense for what you're describing!

Regardless, you will need someone with locals' knowledge to help you look inPortland's outskirts. Some of the heighborhoods are up and coming but some of them are not...

Hi Neil,

You might want to take a look at some of the small towns that are East of Portland metro. Sandy, Eagle Creek, and Boring to name a few. (Yes, there is a town named Boring ) You will be able to find MFH's there that are comparatively cheap, at least by West Coast standards. Good luck with your search.

I think they look fine, especially for Austin where you can get away with a rustic look.

Don't bring the floors up in conversation when you're showing the house because you might end up sounding uncertain or apologetic about them. If you don't point them out your prospective tenants probably won't even notice them.

For future reference: don't put stain on old floors unless they're in really good condition. If the surface is uneven or not perfectly sanded the stain will be blotchy and will just accentuate all the problems. Instead, leave the floors their natural color and just use multiple coats of a satin finish polyurethane.

@Mike Watkins,

I would never work with a wholesaler who was placing deceptive ads. Why don't you just post an ad saying, "hungry wholesaler currently seeking cash investors. Send me your criteria and I will contact you as soon as I find a property that meets your needs." You could even title it, "Stop Wasting Time on Craigslist" : )

Ryan, I can see you put a lot of love into the design of this house but the result is somewhat schizophrenic. You started with an 80's ranch. The grand, traditional living room is nice but looks completely out of place. The fact that it still contains some leftover 80's touches, such as the brass fireplace surround just accentuates how wrong the style is for this house. Then you went with an ultra modern feel in the bathrooms, but they are very different from each other which makes the house feel even more disjointed. The kitchen is the only exception to this, it's updated nicely, but still works with the bones of the house. Also, I see brass, chrome, oil rubbed bronze, and satin nickel all mixed together. Not everything needs to match but it needs to look deliberately mixed. Here it looks haphazard.

For your next flip, come up with an overall theme for the design and carry it through the entire house. All of your finishes should coordinate with each other.

I hope you get this one sold so you can get to work on your next project and take advantage of all the good advice you've received here.
