@James Carlson You're a rockstar! Thanks for such a detailed response. We'll be visiting at the end of this month. I'm super keen to check out the places you have listed. Do you have any recommendations on neighborhoods to steer away from? I see lots of Airbnbs listed so that's great. Just want to make sure our rental car will still be in the driveway when we wake up :D

Greetings all, 

My husband and I will be traveling to Denver, Colorado in a few weeks. Just wondering if anyone has STR in the area. We like to support fellow investors. Also, any tips on things to do, places to eat and any hidden gems that we should know about? A bonus would be if there is a real estate meetup that we could attend while visiting. I'd love to network with some local investors!

Hi Gary, 

We installed luxury locking vinyl plank flooring a.k.a LVP. It's currently selling for $1.68/sqft at Lowes. We bought it during some holiday promotion for a bit cheaper and used my husband's military discount.   https://www.lowes.com/pd/ProCore-16-Piece-5-75-in-x-35-75-in-Legacy-Oak-Luxury-Locking-Vinyl-Plank-Flooring/1000389549

It was easy to install, my husband said its like adult lego. It's supposed to be waterproof and scratch proof so, therefore, I call it tenant proof! 

We went with carpet for the stairs and bedrooms upstairs because we didn't think LVP was a good idea for stairs.

@Tabitha Wheeler I'd love to hear how the painted countertops are holding up? They look great in the photos that you uploaded. 

We are looking to upgrade our rental and I'm thinking of painting the countertops, they are in good condition, I just don't like the shade of green that they are :/

@Jon Reed Do you have a photo of the concrete countertops, I thought of doing that too but can't decide between painting the existing ones or going concrete.

@Glen E I am also looking at "modernizing" our kitchen. We are living in one unit of our duplex and making some minor changes in hopes that we can raise the rent when we move out and place tenants. Our kitchen has green countertops with light oak cabinets (It's gross) I did some research and lots of Pinterest searching. Looks like white cabinets and dark countertops are popular.

I also don't want to spend an arm and a leg on upgrading the kitchen, so we will be doing the work ourselves since we are living in the unit. From the videos I watched on YouTube looks like a lot of people have had success with Rustoleum countertop paint around $22.00 at Lowes and Behr Alkyd Semi-gloss enamel paint for the cabinets around $35.99 

We painted the cabinets in our old house white and used a high gloss for the cabinets because it was easier to clean spills from the kitchen. We stayed in the house for three years and the cabinets were still in good shape when we sold it, we didn't have to touch up the paint like I thought we would have had to. 

Another thing we've done to make the kitchen look more modern is upgrading the appliances to stainless steel. We had white appliances that were so old they looked yellow. We were going to ride them out until they stopped working but I found a local guy that gets brand new appliances really cheap (don't know how he does it, but I don't ask questions) I also browse through the ding and dent sections at local appliance stores. So far we've only replaced the dishwasher and its looking good!

@Jonathan A. Marshall Sr. I'm curious to find out if you ended up going to a courthouse auction? I'd like to learn more about them so I may end up going to one soon for the experience.
