@Michael King yes. You can give him the write offs as well. He should be able to take care of it for you.

If you are going to purchase homes away from where you live, I recommend hiring a property manager. They will be able to inspect the property and handle all of your day to day tasks. 

Your first mistake was moving into this house if it had that many issues to begin with lol. I recommend asking for your money back and finding a different property, if they do not agree to a mutual termination and give you your money back, you can have a code inspector come out. I would only bring up things that are hazardous. (not cracked outlet covers) The little things you can probably fix yourself. Depending on what your state laws are IF you decide to withhold rent, be sure you give them proof that you have it in an escrow account. Otherwise, you'll be evicted.

You can report it when you file your taxes (usually form 1040) But there is a part when filing online that will ask if you have any rental or investment income.

The tenant gives the PM permission for you to use their information for the purpose of running the background and credit check only, to be able to rent the home. It does not allow you to use it for other reasons and the PM company would be opening themselves up for a potential lawsuit by giving someone the tenant did NOT authorize the information to use for other purposes. The same does not hold true here. We are independent contractors, we are not your employees. Laws are also different in different states.

We have. We have had some pretty good tenants in class D properties. In my opinion, there are just as many bad ones in all other classes. 

We use dotloop and Buildium. 

Unfortunately, she is not required to give you the applications. You do not need information from the applications. You are required to give first and last names and the address of the property the tenants are staying in to do evictions, nothing else is needed.
