This is all good info! During my first mail campaign I mailed 9 letters that resulted in 1 deal. Like you I'm just getting started so my leads are coming from driving for dollars. Planning to reinvest the profit from my 1st deal (closed yesterday!!) to scale up.

Hey BP!

Went driving for dollars this evening to add to my mailing list. One of the distressed properties I found is owned by Quicken Loans. Does anyone have any experience with wholesaling this type of deal? With it being bank owned would I have to actual purchase then resell or can an assignment of contract happen?

Thanks @Chris Boyd and @Kyle J.! I was able to get that info to the title company, but I just got hit with another setback. Now being told there needs to be a survey. We were set to close this Thursday, and I've been keeping my buyer and seller informed the whole way. Now according to title company there is no way we can close on Thursday and surveyor can't get to us until end of next week. 

This is def not for the faint of heart.

Hello!

Charming 2/1/1 on large shaded lot located in Clute, TX. Located near Dow Chemical, CHI ST. Luke's Brazosport, and minutes from Surfside Beach. Home is in rough condition. Will require extensive repairs or tear down. This lot is ready for a great builder/investor to come in and build some great homes on the property!

Hey there!!

Wanted to give an update.

9 letters

3 phone calls

2 walk throughs

2 offers submitted to sellers

0 contracts signed

I'm following up with the sellers roughly every 4 days. There are "still thinking" about it. Has anyone ever given their offer an expiration date?

In the mean time I'm still driving for dollars, and I've reached out to a title company in my area that has work with investors/wholesalers.

Lots of leg work being down, but no profit YET.
