Hi BP,

I'm in the process of trying to get property under contract. Problem is seller is stressing he needs to sale and he needs the money ASAP, but can never meet or even speak on the phone. We've communicated via text, but I feel like I could get a better feel from him during a face to face. I have looked at the property, but unable to go inside due to tenants.

Any suggestion on how I can overcome this. Is a face to face necessary? I want  the most info possible in order to correctly estimate repair cost and so on.

How much do you estimate you would profit from a wholesale deal?

 To be honest I'm still working the numbers. I'd like to profit 10K if possible

I'm new and I need help!!! 3 bedroom home and 2 - 2 bedroom duplexes on 4 lots. House is renting at $800 w/ long term tenant. Duplexes are empty but have rented for 600 in past. Repairs and updates needed. Seller is asking 90K. Seller finance is not an option. I'd like to house hack. Pre qualified for FHA loan but not enough saved for down payment yet! Could someone walk me through how to determine the AVR? If numbers work should I approach credit union or a hard money lender to complete this deal? Then if I can secure down payment funds then there is a need for repair funds. My head is spinning...
