I sent a link to a friend about sub metering their water after a conversation where they were complaining about tenant water usage. Her response to me was I don't know how this could help me because the water expense is tax deductible. After more research I found out that each unit already has it's own meter and is billed to the owner. This could be billed to the tenant.  Am I wrong in thinking that passing this cost to the tenants would increase net income and ultimately the value of the property more than the tax deduction of the water expense paid by the owner? I am trying to get a better understanding of this.

A while back I either heard a podcast or read an article that I believe came from Bigger Pockets. The topic was how their were companies that would come in and add separate meters to units and bill tenants for their usage. If anyone knows where I could find this again I would appreciate it. I am trying to help a friend learn about this.

I think that if you put leases into place and count the rental income on you taxes this will create the track record that lenders need. Although the large lending institutions will require two years, some of the small private lenders can get around this as Mogi said.

@Samantha I bought the Audio files of the BP Summit last week and there are a few speakers that do a really good job going over Wholesaling. I learned a great deal from them. I am not getting into wholesaling but still I took away great marketing ideas that can work for many business concepts. Just a thought.

In Vegas most properties are selling for over list price in the last two weeks. Also I think a typical home owner looks at this in a totally different way than an investor would. Especially if they were able to pull money to make the changes they want to make the home theirs.
