I paid the $199 for the training and it was that 3 day training that has led me here. Not specifically. It started me thinking and searching for more knowledge. I have not closed a deal yet and further more I have not found a deal yet, but I have made steps to free up personal cash-flow, clean up my credit report ( old stuff that all I needed to do is dispute and wow there gone now) and refi my personal residence from a %5.75 interest to current rates. Just those things will save me $600 a month when I am finished. How much faster will I be able to have 20% down with the extra savings? I do have to say the only reason that I didn't sign up for the advanced training is that my wife did not agree. She expressed that there has got to be a way to get the same info that will not cost thousands. I hate to admit this, but she was right. I have read everything that came with the training. It is pretty much the same stuff that is available here on BP, which I did pay $150 for the year for. So nothing is free, but the real proof will be in the closing as many of you have said. Lets look at worst case scenario for a minute. If I never follow through as a RI but I never again pay FMV won't I pay for that course a 1000 times. I think so. Just a side note I am very thankful that I found BP. I have been on here everyday over the last week reading and reading. So much here to learn.

Thanks Nathan. That is what I intended. I thought this was a great time to post some of my thinking and see if what came back. Being a new investor I want to check my thought process with some that are active investors to see if I am in the same ballpark.

A couple questions:
Background: 1 1/2 yrs ago we refinanced on a 30 yr that Amortizes in 20 yrs. 5.75%. Credit issue led us to this loan.
Today our credit is good. Middle scores (Mine) 720 and (my wife's) 750.
At the time we had 80% equity. Loan $196000
Values have dropped since then. not sure how much yet. And there are no recent comps for similar properties.
D/I ratio is tight.
have been paying $1145/Month and we are 1 month ahead.
I want to refi on a 30 yr fixed term.
Purpose for this is to free up cash for investing.
the question is this; are there conventional lenders that take into consideration payment history over D/I ratio when tight. This refi would lower my payment by about $250/M.
What do you think my best option would be to complete this transaction.

Rich; I am assuming that you live around St. George. I am not sure what I am doing yet. My wife has an internship to complete, probably in Vegas. If you familiar with the area, I live in Panaca Nv. it is about 100 miles northwest of you. We are in the process of figuring out how and where she is going complete her internship. That is how I started getting interested in RI. I was looking into purchasing a second home here in Vegas for a few years. Around the same time I attended a 3 day seminar from Rich Dad Education. I would be interested in meeting with you. I am willing to drive to you for a lunch or coffee. I am sure you have seen it before, a newbie with a mind going a 1000 different directions and not sure which direction to focus towards.

Rich; that was an Awesome message. The reason that I want to be a RI is so I can be able to move back home and spend time with my family. I have been in Las Vegas for almost 4 years now working and going to college. I will be done this summer and within 2-3 years I would like to be able to have a sustainable business and go home for good. Being home once a week gets hard.
