We had an internal conversation about this recently, primarily for home owners doing ground up but it would apply here all the same. 
We can qualify if we use the GC's experience. 1 Project in the last year is all it takes. So if you're using a GC for these construction projects, we could make it happen for you. Everything else sounds to be right up our alley.

In my experience, as long as the loan can be paid off they won't care. 
I've had people do Ground up construction then refinance at the end of their build into a long term owner occupied loan.

We can go as low as 55k funded after dp. At that point though it isn't as much about the value as it is about the livable condition. But we can. Always happy to chat.

 I agree with Leslie, run them conservatively, and leave out any ambitious mindsets to make sure the deal is going to make sense before doing it. 
If it doesn't, there's always another deal around the corner.

Most private/hard money lenders will only lend directly to your business entity. 
Most will still check your credit, but won't need things like your personal income statements.
