Sounds like the poster here is looking more for a true individual private money lender that will give him 100% of what he needs for a split of the profits at the sale or refinance. Total guess. 

The other way that this can happen is by cross collateralizing existing properties that have that equity. That's the only trade I see most lenders take if they have everything to gain comparatively to what they might lose in a worst case scenario.

Pref Equity would be an option but it takes reviewing some deeper information. happy to connect.

There are plenty of use cases where lenders require upfront fees. However you're looking at a 5% rate for an investment property? Investment property financing is all we do and we beat most peoples rates and we are not even close to 5.0%.

We've been working on a handful of land requests. To capitalize on the above statement, 50% ltv for land is accurate. It's lower leverage, higher pricing requiring a solid exit and good credentials.

Lots of good lenders out there, I don't think anyone wants to put a lot of effort into it when they're publicly being shopped upon a meet and greet. Just call in and check with everyone :)
